The winning synergy
Supported for over ten years, the real estate project developed over two plots at Lancy contains a clear vision: densify the zone intelligently and create a new pole of mixed activities combining industrial and tertiary uses.
Under the lead of the Real estate developments department at SPG, the project has successfully negotiated all the regulatory and technical stages from the zone modification to the obtaining of construction and demolition permits as well as the initiation of works at the first of the five buildings.

Phase 1 – Morgines 26 (Groupe Chevalley)
In 2023, the first works were launched showing the start of work on the site on a 5,600 m² surface floor area (SFA) above ground, mainly for modern and flexible economic activities in the secondary sector.
Phase 2 – « Les Fabriques des Morgines », 30,000 m² of SFA above ground to come, 15,600 m2 of SFA for the secondary sector and 14,700 m2 for the tertiary sector.
Launched in 2024, the second phase of the project firms up a unique offer: commercial and artisanal surfaces to respond to the needs of companies today. The selected architectural project guarantees a perfect fit with the authorisations in force and the most recent standards in terms of functionality.
“Les Fabriques des Morgines” offer exceptional layout flexibility: high ceilings, scalable facades, 5T hoists, loading docks, and an underground delivery area. In addition, there are many interior parking spaces, bike stands and easy access to public transport.
Located in an area in full flux, this development is well located with many restaurants, shops, gyms, etc. in the vicinity and fits within a sustainable concept of urban intensification.
