The Swiss rental market remains strained in 2025. As the availability of rental properties declines and demand steadily increases, rents rose by an average of 4.7% in 2024, and this trend is set to continue in 2025 with more restrained growth at an estimated 1.9%.
The cities affected most are Zurich, Geneva, Lausanne and Basel where the housing shortfall is weighing heavily on the market. Despite an increase in building permits (almost 24% in 2024), availability remains insufficient to meet tenants’ needs.
