An exemplary energy renovation and elevation project
Ideally located near the green lane, CEVA station and the tram line, Parc Dinu-Lipatti is an ambitious project combining global energy renovation and elevation. It aims to improve the energy performance of the building while optimising the urban space by building 36 residential units. Designed to respond to the need for sustainable housing, the project was completed in line with THPE (very high energy performance) standards, testifying to an innovative approach with respect for the environment.
Completed in early 2024, it makes a tangible contribution to the energy transition of Geneva’s housing stock.

In the context of this comprehensive renovation, the building received a full shell restoration, including triple glazing and a modernisation of the ventilation system to ensure improved energy performance and more comfort for the residents.
The building elevation enabled the creation of 36 new residential units to let, in addition to the current 103 apartments. This project was thus compatible with a controlled densification of the building, responding to the growing need for housing while limiting the environmental impact at the same time.
Management by SPG
SPG played a key managerial role throughout the project and the monitoring of the works, guaranteeing implementation in line with sustainability and energy performance goals.
Our interventions:
- Obtaining construction approval and coordinating the preliminary studies
- Implementing financing and management of the project from the initial phases to the key handover
- Supporting tenants during works to ensure a smooth transition
- Enhancement of the property portfolio with optimised building management post completion
This comprehensive support places Parc Dinu-Lipatti within a sustainable and innovative vision of urban housing, where energy efficiency and quality of life go together.
An innovative and performance-based energy concept
A number of technological improvements were implemented to ensure optimal energy efficiency:
- Replacement of the old oil heater by a geothermal heat pump
- Installation of solar photovoltaic and thermal panels enabling the production of renewable energy on site
- The creation of temperate loggia-balconies improving residents’ comfort and optimising energy consumption
These interventions guarantee a significant reduction in energy consumption in accordance with the strictest environmental requirements.
Finding and managing tenants
In addition to managing the project, SPG ensured the rental enhancement of the 36 new residential units created at Parc Dinu-Lipatti, with optimal follow-up for the new tenants and the exploitation of the newly created areas.
