An exemplary energy renovation and vertical expansion project
Ideally located near the greenway, the CEVA station and the tramline, Parc Dinu-Lipatti is an ambitious development combining large-scale energy renovations and vertical expansion. The goal is to improve the building’s energy-efficiency whilst optimising the urban environment through the construction of 36…apartments. Designed to meet the challenges of sustainable housing, the project complies with THPE standards for very high energy-efficient performance, as the result of an innovative environmentally friendly approach. Completed in early 2024, it makes a tangible contribution to the energy transition that is taking place within Geneva’s housing inventory.

Within the framework of this large-scale renovation, the building envelope benefitted from full restoration, including triple-glazed windows and modernisation of the ventilation system to ensure improved energy efficiency and enhanced comfort for the residents.
Vertical expansion of the building permitted the creation of 36 new residential units for lease, in addition to the existing 103 apartments. The development was in line with controlled urban intensification efforts, responding to the growing need for housing whilst limiting its environmental impact.
An SPG signature project
Throughout the project, SPG played a key role in managing and monitoring the work, guaranteeing implementation in compliance with sustainability and energy performance goals.
Our actions:
- Obtaining the building permit and coordinating preliminary studies
- Implementing project financing and management, from the initial phases to handover of the keys
- Supporting tenants during the work to ensure a smooth transition
- Monitoring the building’s actual performance from the date of commissioning to verify attainment of THPE 2000W standards and to ensure that the building’s energy-efficient performance is sustainable over time
Thanks to this comprehensive support, Parc Dinu-Lipatti aligns with an innovative, sustainable vision for urban housing, in which energy efficiency and quality of life go hand in hand.
A high-performance energy efficiency concept
To ensure optimal energy efficiency, a number of technological improvements were implemented:
- Replacement of the old oil heater with a geothermal heat pump
- Installation of photovoltaic and thermal solar panels enabling on-site production of renewable energy
- Creation of temperate loggia-balconies improving residents’ comfort whilst optimising energy consumption
These actions guarantee a significant reduction in energy consumption in accordance with the strictest environmental requirements.
Finding and managing tenants
In addition to directing the project, SPG promoted the 36 new residential units created at Parc Dinu-Lipatti, providing optimal follow-up with new tenants and the opening of the newly created areas.
