New real estate development in an idyllic setting

Posted 15 | 11 | 2019

Work will begin on this new luxury real estate development in a few months, with delivery anticipated for the end of 2020. Constructed in the heart of the Cologny residential area of Geneva, it will consist of seven condominium apartments. The streamlined architecture and bay windows will ensure perfect integration with the surrounding green spaces.

Seven new apartments in the vicinity of Lake Geneva

Located at 24 Chemin du Môlan, near the shores of Lake Geneva and numerous conveniences (schools, shops, coffeehouses, restaurants, TPG stops, etc.), the elegant building consists of seven apartments with varied orientations and layouts, from two to five rooms, distributed across three levels.

In the basement level, there are fifteen parking spaces for vehicles and three for motorcycles, as well as a laundry room, cellars and plant rooms. Completing the picture are three covered spaces on the ground floor designated for bicycles.

The property meets the requirements for high energy-efficient performance (HPE) certification

Additionally, the property meets the requirements for high energy-efficient performance (HPE) certification. Solar thermal collectors situated on the roof largely satisfy the building’s hot water production needs.

The architectural design was entrusted to the firm ris + partenaires, while promotion and sales were entrusted to Société Privée de Gérance (SPG). As of now, the real estate agency has secured the future of the development, as SPG Sales Manager Claude Atallah indicates that they have already found buyers for some of the apartments. For example, a 140 m² apartment recently sold for CHF 1,610,000.

Sustainable apartments in Geneva

The property is bordered by Chemin du Môlan on one side and a wooded area, planted with oaks, on the other. As Antoine Ris, the architect in charge of the development, explains, this green component is vital, as it provides privacy and contact with nature at the same time.

The property also includes two integrated diversity (LMI) apartments. These studios, which adjoin five-room units, have their own private entrances that can be accessed from the common area. Each studio can be either connected to the main apartment or not. As Ris points out, this arrangement adapts to the evolving lifestyles and variable geometry of today’s families. Thus, the adjacent space can be inhabited by a teenager in search of independence, an au pair, an elderly parent or a visitor. It can also be utilized for professional activities.

A simple, effective plan, in which the firm ris + partenaires has taken a keen interest, regularly integrating it in their real estate developments. A great solution for increasing the occupancy rates of the apartments during their life cycle.
