The Swiss rental market remains strained in 2025. As the availability of rental properties decreased and demand steadily increased, rents rose by an average of 4.7 percent in 2024. This trend is set to continue in 2025, with more restrained growth at an estimated 1.9 percent.
The cities most affected are Zurich, Geneva, Lausanne and Basel, where the housing shortage is weighing heavily on the market. Despite a nearly 24-percent increase in building permits in 2024, availability remains insufficient to meet the current demand.
