PROJECT MANAGEMENT
At the disposal of institutional and private contracting owners, the SPG Asset Development Department provides management of building projects (property development and renovations), with the support of all the departments of the SPG Group. With a vast sphere of activity; it covers different property sectors: offices, industrial premises, villas, condominium housing and rental accommodation. Its long experience enables to respect deadlines and budgets, as well as good relationship with administrative authorities.

THE STEPS OF PROJECT MANAGEMENT
The Asset Development Department of SPG intervenes at each step of your property project.

  • By first verifying the commercial viability of the project: "Does the project respond to the needs of the market? In case of a market change or downturn, is it possible to limit risks?"
  • By mandating an architect for the pilot study, with the client’s approval. Pilot studies and feasibility studies can be carried out with international architects and landscape architects in order to bring clients innovative projects.
  • By taking over the formalities to obtain a construction permit, by drawing up a financial plan and by making the first contacts with banks
  • By mandating, if necessary, a general contractor and by verifying the solvency of the tendering companies.
  • By ensuring all the administrative follow up, then by taking on the sale of the whole building.

The Management Department of the SPG Group can take over at this point, if necessary. Its success in property projects is based on experience and know-how, in addition to a talent for negotiating. Each year, the activities of the Asset Development Department of SPG represent a dozen operations from start to finish.

QUALITY CONTROL
Property development management requires a mastery of all the administrative procedures, as well as strict quality control at every level and with all the suppliers. This is why the companies mandated by the Asset Development Department of SPG are subject to a quality evaluation of their performance, a verification of their employees and a screening done twice per year
